Carbon Credits at Closing ®
WHY: Each Hawai`i resident averages 18 TONS of carbon dioxide equivalent greenhouse gas emissions annually (by comparison, Japan averages 9 tons per person and Sweden, 6 tons). That's roughly 4 pounds per hour of every day! We can do better. We have the knowledge and the ability to significantly reduce our contribution to global warming without impacting our quality of life.
OUR MISSION: The purpose of this offer is to promote sustainability by educating clients on the topic of "CARBON FOOTPRINT" and promote energy conservation/sustainability.
WHAT IS THE INCENTIVE THAT IS BEING OFFERED?
To achieve the goal of increasing awareness and action towards reduction of carbon emissions, Brett Schenk, Realtor and Woodstock Properties, Inc will provide you the principal (our client) a cash credit at closing in an amount of UP TO ONE PERCENT (1%) of the sales price (The credit amount will appear on your Estimated and FINAL HUD Statement). You as the principal, (buyer/client or seller/client of Woodstock Properties, Inc) are required to complete a "CARBON FOOTPRINT" survey and answer a few questions to confirm a basic understanding of alternative energy sources and energy conservation which are available to reduce carbon emmissions. In addition, a Buyer's Agreement or Seller's Listing Agreement is required which specifies the formula for calculating the amount of the "CARBON CREDIT AT CLOSING." After closing/recordation, you the client will determine if, when and how much you will invest in one or more methods as noted in the "Resources" page of this web site or any other ways that you the client deem appropriate for your sensibilities and personal needs. These decisions may include investing in Green mutual funds, contributions to non-profit organizations, etc… (See The Global Warming Solutions Act )
HOW IS THE AMOUNT OF CASH (CARBON) CREDIT AT CLOSING DETERMINED?
The exact amount of the "carbon credit" incentive is determined by two things:
#1: THE SALES PRICE
#2: THE AMOUNT OF COMMISSION THAT THE BROKER RECEIVES. For example, if the Broker receives a 3% commission then the client will receive a 1% credit at closing. If the Broker receives less than a 3% commission then the exact amount of credit will be negotiated between client and Broker and included in the Buyer's Agreement or Listing Agreement as applicable.
THE END RESULT: You are only controlled by your own conscience in how you spend or invest the Carbon Credit incentive. We sincerely hope that you do the right thing.

Q: How does this work?
A: If you plan to purchase or sell real estate then you have the option of hiring Brett Schenk, Realtor of Woodstock Properties, Inc. Brett will provide you the principal (our client) a cash credit at closing in an amount that is pre-determined in writing. You as the principal, (buyer or seller) agree to accurately complete a Carbon Footprint Analysis. Please contact Brett if you have any questions or need assistance
Q: On what may I spend the "Carbon Credit" incentive?
A: You decide how to apply the credit but, considering the projected increase in CO2 emissions and subsequent increase in global temperatures, the sooner you put it to use towards the reduction of carbon emissions the better!
Q: Can all clients receive credits at closing?
A: If you are a Buyer then your lender must be notified in writing and allow you to receive an incentive/credit at closing. The lender may require that the credit amount be applied toward your closing costs. In addition, any of the Buyer's associated parties must be notified of this credit in writing. You should check with your lender before signing the "Buyer's Agreement" to confirm that you are eligible to receive a credit at closing and to what amount. The credit amount will appear on your Estimated and FINAL HUD Statements.
A: If you are a Seller then you will receive the pre-determined amount of incentive/carbon credit per the terms of the written Listing Agreement between you and Woodstock Properties, Inc. The amount will appear as a credit on your Estimated and FINAL HUD Statements.

Q: What if I am moving to the mainland or outer island? Can I still get a Carbon Credit at Closing?
A: Yes, it may be possible for you to receive some amount of incentive if you allow Brett Schenk, Realtor to refer you to an Agent and you subsequently close a transaction using that agent.
